How Does It Work?

As soon as you order the Deluxe MLS package, one of our partner brokers will contact you with a limited service listing agreement. It protects your rights to sell By Owner while allowing the broker to list your home in the MLS (Multiple Listing Service) too. If a buyer without an agent finds you (very likely!), then you pay zero Realtor commissions. If a Realtor sees you in the MLS and brings you a buyer, then he or she receives a commission that you preset (usually 1%-3% instead of the high 6% commissions given to a full-service sellers' agent). In other words, you agree to co-op with the buyer's Realtor if there is one, and save thousands of dollars in the process.

  • You get access to Tennessee approved real estate forms, disclosures and blank purchase/sales agreements.
  • You pay one flat fee for the package.
  • You sign a limited services listing agreement with one of our partner brokerages.
  • You determine a commission (generally between 1% and 3%) to pay the buyer's Realtor if there is one.
  • Your property is listed in the MLS (Multiple Listing Service) as well as Realtor.com, FSBOttle and our partner sites, including Yahoo!
  • You pay the buyer's commission you determined only if a buyer's Realtor procures a buyer for you.

  • You will be required to provide the listing brokerage copies of transaction documents and other related information as outlined in the limited services agreement.  This is standard procedure for listing brokers.
